FACTS:  Petitioner sold a parcel of land, located in Greenhills Subdivision IV, San Juan to EMILIO HERMOSO. WIth the said sale, it was stated in the contract that the said lot shall only be used exclusively for residential purposes, until December 31, 2025. In 1981, the Metropolitan Manila Commission (MMC) enacted an ordinance known as the Comprehensive Zoning Area for the NCR. The ordinance reclassified portions of Ortigas Avenue from Madison to Roosevelt Streets to a commercial area where, apparently, the lot was located.  In 1984, private respondent Ismael Mathay III leased the said lot from Emilio Hermoso and built a single storey building for a car sales company. FACTS:  Jose Juego, a construction worker of the DM Consunji, Inc., fell 14 floors from the Renaissance Tower on November 2, 1990 and died. His wife, Maria, filed a complaint for damages against the DMCI before the Regional Trial Court (RTC) of Pasig. The DMCI argued, in defense, that Maria Juego already availed of the death benefits from the State Insurance Fund.  The RTC ruled in favor of Maria. The DMCI filed an appeal before the Court of Appeals (CA) but the CA affirmed the decision of the RTC in toto.  In the DMCI's appeal, it contended that upon Maria's claim of the death benefits from the State Insurance Fund, she may no longer prosecute a civil action against the employer citing the Workmen Compensation's Act.  ISSUE:  Whether or not the waiver of Ms. Maria's rights was valid during the time that she claimed the death benefits while she was unaware that in doing so, she is relieved from her right to pursue a civil action against the DMCI....

AG-my FIRST boyfriend. I have heard a lot of stories about firsts. First love, first kiss, first crush, first of everything else! I've had a share of my firsts too. But they did not include AG during those moments. He came just last year. He was Mr. UNEXPECTED! Sometimes I ponder on how things happened and how our relationship came about. It's not hard to dream about something. It's better to have a dream than to have nothing at all.  I have a simple dream, and that is to get a good and satisfying job. At this point in my life, I cannot ask for too much. This dream is enough for now. :D  My past goals in life seem to be unachievable. Although I am not in a hurry to make those dreams come true. They'll have their time. Perhaps not now. I should focus on my dreams right now so that I make the right decisions too. Someday, I'll be successful. SOMEDAY! :)  I still don't know what the future holds for me. There's always a chance that I'd fall hard. Knock myself out and booM! My dreams have become a reality.
